Planning Approval is a design-level application that assesses your project against the Local Development Plan and National Planning Framework. This process deals with such aspects as the design, siting and layout of your proposal, and environmental and biodiversity impacts.

Building Warrant Approval is a construction-level application that assesses your project against the Scottish Building Regulations. This process deals with the technical detailing of your project including, structural information, insulation specification, fire protection etc. Essentially everything needed to allow a contractor to price and build.

It typically takes 8 weeks from the date the application is validated by the Local Authority to receive a decision.

We will liaise with the Local Authority throughout the Planning and Building Warrant Application phase.

A conservation area is an area that has been identified as having architectural or historic interest. The purpose of a conservation area is to preserve or enhance the character and appearance of the area.

If your property is located in a conservation area or is a registered listed building, additional conservation area consent or listed building consent may be required.

Depending on the scale of the extension and where on the building it will be located, your project may qualify as Permitted Development. Permitted Development Rights allow you to make small additions or alterations to your property without requiring planning approval.

There are no Permitted Development Rights in conservation areas.
